  • Letter documenting your current financial hardship.
  • A copy of the current listing agreement.
  • If there is an offer pending on the home, a copy of the purchase contract
  • The HUD-1 Settlement Statement signed by all parties.

Kynse. I was told two weeks ago if the payoff is more than $100,000 less than the amount owed, they need to order a bpo. I'm in a similar situation. The homeowner owes about $480,000 and the value is about $180,000. They told me last week they have 5 days to order bpo, but that puts us into thanksgiving. We shall see.

I will be starting a new short sale with SPS tomorrow. Amount owed $245k- Current market value $45K. Wish me luck! I will keep you all posted, I am hoping for a 48 hour approval like I have read about in this post!

Be aware.. loan that BOA had, sold to SPS, I had a short sale approved ready to close 2 days before closing found out they sold the loan to SPS , BOA said sorry nothing we can do. SPS would not honor approval letter... had to restart entire process with SPS they had to order new BPO etc... still waiting to close.

SPS is using an old BPO from my borrower instead of getting a new one. Prices have fallen yet again, contract is $47,000 less than BPO ... we had an appraisal done too ... interesting how this BPO oversees the appraisal ($42,000 less than BPO!)

Does anyone have the direct number of a manager at SPS? I'm specifically looking for a Chris Wheeler. When I call the "normal" way, he is always in a meeting or it goes to voice mail.

Got approval on SPS 2nd in 48 hours! I could hardly believe it. I called Tuesday afternoon about 3 pm to verify what was needed. Was told in this case: copy of sale agreement; copy of MLS listing; estimated HUD-1; copy of Borrower's Hardship Letter; 3-5 comps . Sent via email address to [email protected]. Received a fax at 3 pm on Thursday with approval, including full satisfaction. Now I just the 1st (BofA) approval .... :)

My experience with SPS has been great, on my approvals they never had to approve a HUD before closing and didt show buyers name or what was going to who. So if a buyer walked I could use the same approval. I can give the second whatever as long as they were meeting their net, they don't care. They have been good to deal with, not so good with value disputes as they don't let you talk to the negotiators directly and there's not one particular one, its a group. The headquarters are in Utah.
