Does anyone have a way to get out of SLS forcing us to use Auction.com when we already have a buyer and a contract in place? The Seller can't legally get out of the contract so I don't see how the…Continue

Unbelievable. I had a listing in the Richmond area that has been under contract for a year - seller lives in Japan. SLS holds both first & second - but, according to them, even though it is the…Continue

We have had 4 offers on a property that SLS is servicing, the house has broken water pipes, SLS first said the Investor wouldn't take less than $330,000, the offer is in the $170,000's. I had to do…Continue

Update: I was able to finally talk with the "Negotiator" and was able to obtain the value of the BPO. As an added note for anyone that may have to deal with SLS on a short sale where they carry the main lien, your Seller Client can request a copy of the BPO.
Well, I had said before that I had had a wonderful experience with Specialized Loan Services (on another short sale, only one loan, with SLS), but I cannot continue to say that anymore. They are nice, the customer service representative, but if you do have a problem, such as the BPO comes in higher than your offer (only one lien and it is with SLS), they will not tell you what the amount is that they need for a minimum net. They tell you to counter the buyer, but I have no idea what I am to counter. The only person that can tell me that value or that can make a decision, you are not allowed to speak with, or email, etc. I asked to speak with a supervisor, which I did, but they cannot do anything, or say anything, They said they can put in a request for the "Negotiator" to call me, but they cannot guarantee that they will call me. It is like saying to someone, please reach for this item, but first, we are going to cut off your arm! Has anyone had any success with talking with the "Negotiator"?
I have an approved HAFA with primary contributing $8500. max per HAFA guidelines.
SLS demands 12,325 on a 99,000 loan. Agent agreed to make up the difference but the loan approval letter from SLS must state they agree to $8,500 from primary lien holder. Agents offered to POC 3825.00 SLS will not issue the letter, claim they do not have to follow HAFA guidelines. This house will go in foreclosure although the monies demanded by both lien holders is not the issue.
Anyone have any ideas or contact. There is a real smart yoyo named Anthony who is terrible arrogant and will not listen but answers the phone.
Any suggestions on escalation contact? I've had my file "escalated" by the customer care team multiple times and each time received no return call, no results. The notes say the amount offered by the 1st lienholder "wasn't enough" but there was no counter number offered for me to present to the 1st lienholder. SLS has sent me to emailed documents, both form letters with all of the pertinent fields left blank. Help! :)
Thanks! I appreciate all the feedback.
I would like to add that I have had good experiences with SLS. I successfully closed a short sale with them as the only lien in 2 1/2 mos, from listing to closing. I am doing another short sale with them right now. It also only has one lien.
I looked at the approval notice that I received from SLS for a short sale that closed July 10th, 2012, and there was no 30-day resale language. I looked through their document library and did not see anything that they require to filled out for a short sale that had it either, but 4 eyes are better than 2, so you may want to look at their docs as well. The approval letter I have is from a short sale where their was only one lien and it was with SLS. Hope that helps.
@Lance - In February they did not on an approval I received but have not done any business with them since then. Thank goodness!
Does anyone know if SLS has 30-day resale language in their approval letters? I found some approval letters online from 2011 that don't, but I'm not if they have updated them.
Does anyone have the contact info for the upper management at SLS? Anything will help...
Thank you,
