I'm a docusign short sale gal too. What a difference. I like the idea of short sale builder software and will check it out..sounds pricey.

DocuSign is a lifesaver for us. Many of our Buyers and Sellers are out of town/out of state so it saves A LOT of time and trouble plus is easier to read. I'm frugal but this has been worth more than the cost. The only lender I've run into who won't accept electronic signing is Chase. No problems with anyone else.

www.ThinkBigWorkSmall.com, said a federal report just came out last week stating "of all loan mods completed in the last 9 months over 50% have already defaulted AND are over 60 days delinquent." I'll look to see if I can find anything that supports that. Here is a good article I refer people too Loan Mod - Another Exotic Mortgage?

Short Sale Commander is more intuitive and real world user friendly in my opinion. Very logical in their layout with the ability to have multiple files up for one lender so when you call a lender you can go fire through all the files very easily or jump back & forth if necessary. My suggestion is to take a test drive.

Shortsalebuilder is still evolving, but I do use it. It's a good management tool/pipeline. Everyone on my team like it for its simple organization and ease of access. The package is sent in a very professional fax/email with a table of contents. It is designed for shortsales and can house info for loan mods. Log in times are stored for timeline verification with negotiators along with a section for notes for each individual case. Keeps all info in one place. You can also give various people, such as homeowners, closers, etc., access to their particular file or more, in the case of employees, depending on their responsibility.
Another very good one is Realeflow, much more detail, but more investor oriented. Shortsalebuilder is more than adequate for RE agents. I like it.

An article that came out today stated that one thing that many homeowners don't understand is that a loan mod is often hurting their credit during the long process. I'll see if I can find a copy.

That and the fact that the track record of successful loan mods has been pretty dismal could be used in helping owners make a decision.

What provider do you use for your postcards? I'm doing something similar and my provider is screwing it up big time!

And what tool do you use for the loan mod vs. short sale comparison? Sounds like an awesome tool and answers one of the biggest objections too!

I use a full time processor and attorney, so don't have a thing to add regarding software to keep track of deals.

But, I use a few software programs and outside vendors to market for short sale listings.

Handwritten cards that go out quickly and without me actually having to write them - helps establish that quick connection with people by using something other than the form letters.

Analysis software that quickly shows the difference between where they're going to be with a loan mod vs going short sale - when they see the $100,000 plus advantage to a short sale they quit struggling to get a loan mod done!
