Regions Mortgage Uniform Borrowers Assistance Form

1.  A signed sales contract
2.  Most recent pay stubs ( to cover 30 days)
3.  Recent bank statement ( to most recent months)
4.  Completed financial form  
5.  Last two years tax returns ( must be signed)
6.   Signed authorization form for 3rd party  

7.   Contact information for person/ agency to access to property so aprasial can be done
8.   HUD settlement  statement
9.    Listing agreement
10.  Buyers proof of funds
11.  Short Sale affidavit

Regions wants 70% on Deficiency after $8500 of hafa funds

Wilsie - Just work through it. Regions will negotiate.  They may ask for prom note, cash or both... But like I said - they will negotiate the amount. I've sold many with Regions seconds.

Hi there...

I'm working on my first Regions deal. BOA has first position, Regions the second. Seller had filed for BK last year, Regions was included and seller received a discharge. BOA has offered seller $9k incentive to short sale it - Investment prop. We received title work this morning with a lien from Regions.  I called Regions and was told that seller is still liable - even after the BK because it is a secured debt ($47k).  I have to send them the short sale docs. Anybody has had any luck with Regions 2nds?!  will they ask for a prom note..?      :o(

Oh Regions.  Look around at some of the empty bank buildings.  Those lenders hated working with Realtors and borrowers.  Those banks demanded the borrowers pay back the balance.  Where did those banks go with that attitude?  Lessons learned from others mistakes will keep banks in business.  Seems Regions did a lot of seconds.  40% of those in default have seconds......

Anyone have any supervisor contacts for this lender? I was told by previous negotiator that sale date could be postponed if we got him all the docs in time (we did, 2 weeks ago) they dragged their feet and are now telling us that there is not enought time to cancel!

I'm working on a listing that is now going to be a short sale. Does anyone know how I get in touch with the HELOC dept. ( they have a second)to consider a short sale?

Regions used to be nice to deal with. I have a short sale now where $75,000 cash contribution is not enough. They want $111,000 and they won't even present another offer to management.
