They will approve prior to the 1st.  They will require a financial package.  Cross out and initial the Agreement to the Promissory Note section.

Yes, no cash from seller, 6% commissions, we closed yesterday,no prom.note requested,verbiage of" we will report the credit bureau as legally satisfied for less than full debt" was included on approval letter.

Just as important is the language in that written approval.

Did they approve it "as-submitted" with full agent commissions, no seller cash brought to closing, no seller promissory note after closing and FULL WAIVER of the default balance collection after closing?

Just curious.

Thank you for the update, well my negotiator took since October 3rd(last time a document was requested/faxed to her attention) until November 19th to send to investors for approval. This does not sound good to me but I wanna believe you so badly!

PNC Bank has improved a great deal this year. I've acquired written short sale approvals from them anywhere from 1-2 weeks to less than 30 days. That turnaround timing starts from their full file acknowledgment and registration.

Most importantly their reps are using e-mail to communicate, on most files they are NOT demanding outrageous deficiency terms and they are returning last minute written approval adjustments & minor extensions in less than 72 hours.

Does anybody know what their turnaround time for approval is after the lazy negotiator sends the file for approval?Plase help!
