Thank you for the update, well my negotiator took since October 3rd(last time a document was requested/faxed to her attention) until November 19th to send to investors for approval. This does not sound good to me but I wanna believe you so badly!

Patricia;

PNC Bank has improved a great deal this year. I've acquired written short sale approvals from them anywhere from 1-2 weeks to less than 30 days. That turnaround timing starts from their full file acknowledgment and registration.

Most importantly their reps are using e-mail to communicate, on most files they are NOT demanding outrageous deficiency terms and they are returning last minute written approval adjustments & minor extensions in less than 72 hours.

Ellen:  PNC is a real stickler when it comes to that.  It's almost like they don't want to do it at all.  Once you hit that 10 day trustee sale date it's over.  I'd be interested in hearing what others have to say about this.  Someone here posted that PNC Bank was a whole different operation than PNC Mortgage.  The one that I had was the same story and it was PNC Bank.  They would not let me sell it past that first postponement and they continued to postpone for a month at a time for six months before they actually foreclosed.  Let us know what happens.  sorry I could not be of help here.

I have a short sale with PNC and they initially told me that they would not initiate a short sale because I was within 10 days of the trustee sale.  Got the trustee sale postponed for 9 days! but sent in the short sale package which they have.  Then got the trustee sale postponed for 2 weeks so now I'm within the 10 day requirement.  However, now they are saying I cannot do a short sale as it had to be within 10 days of the first trustee sale date!  They also said that this private investor does not participate in HAMP. 

Any ideas of what I can do at this point?  The next T/S is 10.1.

Yes those PNC Bank links at the top of this page are mostly for loan modifications.

Here is the short sale form I have been required to use in the past by PNC Bank.
