PACKAGE REQUIREMENTS:

 Please complete, sign and return the Request for Transcript of Tax Return (IRS Form 4506-T) for each borrower (borrowers who filed their tax returns jointly may send in one IRS Form 4506-T signed and dated by both of the joint filers).

 Please return a signed and dated copy of the most recently filed Federal Tax Return with all accompanying schedules

 Please return a signed and dated Hardship Letter.

 Third Party Authorization Form

 Listing Agreement.

 Anti-Fraud Agreement

 Sales Contract (Electronic Signatures not acceptable)

 Arms Length Affidavit

 HUD1 or Settlement Statement

 Please complete, sign and return the Hardship Affidavit and Financial Form OR Request for Modification (RMA) OR Uniform Borrower Assistance Form (UBAF).(Check Vacate Property)

 Please return Last 2 months bank statements for any and all checking, savings, money market and or brokerage accounts held in borrowers’ names.

 Please return a completed, signed and dated Financial Worksheet.

 Proof of Income (Most recent Quarterly Profit and Loss, Last 2 paystubs showing year to date earnings, Social Security, or Unemployment Benefits Statement showing amount and frequency of payments)

To get the latest short sale package from PHH mortgage, your customer needs to establish an account online.  Go to: http://mortgagequestions.com   This is where you create the account.  (It will require name, SSN, loan #, birthday, email, password, and three security questions, such as elementary school, pet's name, highway closest to your house, street you grew up on, etc.)  Once this is established, it has his or her account information and you can print out the short sale package.  I had to print it out and then scan it in -- couldn't seem to save it directly from the site.  An alternative to faxing in the package is to email it to: [email protected]  .

I have tried to reach PHH and all calls cannot be completed at this time, Anyone know of a different number to call? I am trying to fax an offer and no answer on the fax numbers either.

I have had a short sale pending with them for 60 days and they just keep telling me they are really backed up. Then today they tell me it was being held for loan modification. Everytime I call they have an answer, but no negotiator. I see several of you have escalated to various people/departments. Any contact information that I can use? thanks!

Tessa - Well I am in month EIGHT with a short sale! They are so lame, the VA appraisal on the subject property is about to expire. They countered the offer in JULY!! IT is now NOVEMBER!! Do I sound fed up?

I have one with PHH that I was able to get an approval and response with in 35 days after submission of package. They are holding the second Lien. The first is also handled by PHH and they refered it be handled by Cartus for the short sale.....I will keep you posted.

I emailed the President of HSBC, Larry, and no response. I cc'd him on the email above. Month EIGHT!! I think they are worse than BOFA!!

Hey I am with CB and I do not use them. Lord knows I have tried to give them a chance time and time again. Everytime they change loan officers (which has been quite often) I did a short sale with them early this year and had to resort to emailing the VP in charge of legal to get movement. We had two offers in and not a bit of movement in over 45 days. That email got movement started for sure.
