PACKAGE REQUIREMENTS:

 Please complete, sign and return the Request for Transcript of Tax Return (IRS Form 4506-T) for each borrower (borrowers who filed their tax returns jointly may send in one IRS Form 4506-T signed and dated by both of the joint filers).

 Please return a signed and dated copy of the most recently filed Federal Tax Return with all accompanying schedules

 Please return a signed and dated Hardship Letter.

 Third Party Authorization Form

 Listing Agreement.

 Anti-Fraud Agreement

 Sales Contract (Electronic Signatures not acceptable)

 Arms Length Affidavit

 HUD1 or Settlement Statement

 Please complete, sign and return the Hardship Affidavit and Financial Form OR Request for Modification (RMA) OR Uniform Borrower Assistance Form (UBAF).(Check Vacate Property)

 Please return Last 2 months bank statements for any and all checking, savings, money market and or brokerage accounts held in borrowers’ names.

 Please return a completed, signed and dated Financial Worksheet.

 Proof of Income (Most recent Quarterly Profit and Loss, Last 2 paystubs showing year to date earnings, Social Security, or Unemployment Benefits Statement showing amount and frequency of payments)

To get the latest short sale package from PHH mortgage, your customer needs to establish an account online.  Go to: http://mortgagequestions.com   This is where you create the account.  (It will require name, SSN, loan #, birthday, email, password, and three security questions, such as elementary school, pet's name, highway closest to your house, street you grew up on, etc.)  Once this is established, it has his or her account information and you can print out the short sale package.  I had to print it out and then scan it in -- couldn't seem to save it directly from the site.  An alternative to faxing in the package is to email it to: [email protected]  .

Thanks to everyone that filled me in about PHH. Pretty much what I thought but at least I have some more definitive info for my client.

Does anyone have an escalation contact at PHH? I can't believe I fell for all their lies for the last month and a half!  I called in every 3-5 days to check status.  Just submitted a new offer after the approved buyer walked!  I was told on 2/4 that the same negotiator was working the file. ON 3/15 was told it was sent to Fannie Mae for approval.  Called in today and was told it is in STAGING!!! I am so upset! Any suggestions??

Thanks Lori, I agree. But it seemed the only way to get the deal done. The investor completely refuses to pay the liens. Although, they didn't object when the offer was first accepted.

PHH is another one on my list of preceed with caution.   Freddie Mac should review the poor servicing of loans with PHH. 

I would not suggest paying liens, the servicer can figure it out.  Don't be so willing to give away money.  My opinion only.

I had an approved Short Sale with PHH. Unfortunately, we could not close before the approval expired. We submitted our offer again and the bottom line they would receive increased $5000. Both agents involved in the deal agreed to pay 2 liens which are attched to the property out of our commission. The investor has apparantly said the liens must be paid before we close, and they have now put the botttom line up another $3000 and want to reduce commisssion to 4%, making it impossible for us to pay the liens. The property will foreclose now without a solution. Any ideas anyone?

Ronald ~ My short sale package was submitted on January 6th and we still don't have a BPO scheduled nor been contacted by a BPO agent.  I'm told that our "stager" has had the file since 1/27/2011 but we're waiting for the next available negotiator to pick up the file to work on.  It's over 2 months since the package was verified in their system.  Is this normal for PHH?  I can never get answers when I call to follow up except that "we're just waiting for the next available negotiator."  Shouldn't the BPO have been done by now at least?  Your help is much much appreciated.

Hello, I've closed a SS with PHH last year and am currently on my next one with them.  If anyone still needs help with them, I'll share what I know.
