Servicing Transfers to Ocwen
o Ocwen will honor all non-expired short sale approval letters issued by the prior servicer. An
approval letter reflecting the originally approved terms will be re-issued on Ocwen letterhead
when the loan is transferred .
o Short sales in process but not approved by the prior servicer will require an Ocwen short sale
package to initiate a new request .
o All Authorized Third Party information provided by the prior servicer will be uploaded as part
of the loan transfer process, so as to minimize disruption to the communication process.

Loren currently towards the end of an OCWEN and I have used the 407-737-5071 fax number. For follow-up I call 877-596-8580. Best of luck!

This is my first OCWEN short sale. I have the following 3 fax numbers for making a short sale submittal package. Which one if any is correct?

What number works best to check on a file status once submitted?

Last but not least, when I started this sale, a different lender owned the loan, Now that OCWEN has it, how firm are they on not pay a reasonable commission? One document says 4% max. Will they pay 6% to cover our time and the selling agent. Do they comply with the law that is meant to prevent them from interfering in agent commissions?

Curtis, I had the same thing happen except it was approved by Wilshire, sold to Bank of America. Talk about a nightmare! Wilshire assured us the approval would transfer...yeah right. BAC took so long we lost the buyer and the sale fell thru. Now we are back at square one.
Ocwen is not as bad as BAC, there is some good contact info in this group if you run into trouble. Good luck!

Hello Ocwen Group. I recently have run into something that I never been faced with in all my years of short sales. If this has been addressed in a previous forum, please forgive my ignorance and humor me by addressing this again. I have a buyer who got an accepted offer on a short sale and we are ready to draw loan docs this week, however, in the last stages of this process, the listing agent has informed me that the note has been sold to Ocwen and that we have to start the process all over again. Has anyone ever heard of this insanity?

Mary Lou, that is really just a business decision, might be good "pro bono" work if you go into expecting to help the homeowner and not expecting to get paid.

I have been asked to list a Detroit house on a short sale basis. The problem is most Detroit houses in the area are selling for under $20000. If I take the listing, I will list commission at $1000, comparable to others in the area,(mostly Hud), but, my concern is will Ocwen reduce the commission to 3% or less....making it not worth my time and expenses. The house next door sold for $13000 and it could take up to a year to sell. What do you think?

One of the other groups had contact info for the Office of the Comptroller, perhaps we will give that a shot. This is just so wrong - everything about the short sale approval is like HAFA right down to the addenda - they just left out the part about a FULL release of liability. That didn't happen by accident, especially after talking to the foreclosure attorney - I know that wasn't by accident.

Remember...these are "guidelines".... not LAWs. Your client doesn't have to accept... but you'd have to resubmit and START ALL OVER if you want a different result....but then Ocwen could possible foreclose . My understanding is that FL & TX are nightmares to collect judgements even if Ocwen tries to pursue (not that that's any consolation.)
