I had sent over a purchase offer and a home inspection from the buyer as to show that the price set for the property was too high. Not only did they disregard the home inspection, but they told me that if they did not have someone meet their ridiculous net by next Wed., they would have the deed in lieu team take over...
I'm at a loss. The house right next door, which is actually in move condition sold for 250k (average in the area). This house is need of extreme repairs (uninhabitable) and they want to net 220k.
Any advice?

Anyone know if Seterus has an arms-length affidavit limiting a relationship b/t listing agent and seller?
For those of you wanting your commission restored because your sale was outsourced, contact both the outsourcer and Seterus directly and advise that you want the loan brought back from the outsourcer due to the commissions.
They will bring it back to Seterus and re-assign it to a Seterus loan workout officer. The deal won't change, ie, the investor minimum is still going to be the same. Don't change anything on the hud except how your comm. is structured.
If they give any pushback (the outsourcer might) then advise all parties you will be contacting FNMA and do not hesitate to do so. Give them about 2 days to process it.
The outsourcing is happening more frequently.
Hi Jamie. Yes I have. Here's the exact language from the one I closed in February:
Upon completion of all requirements by borrower(s), Seterus, Inc. will release the Borrower(s) from any remaining deficiency balance due and execute a release and a discharge of the deed of trust/mortgage and, if necessary, will dismiss any pending legal action to collect this obligation. As required by law, Seterus, Inc. may issue a 1099C, Forgiveness of Debt, as a result of this Settlement Agreement. Borrower(s) acknowledges that there may be tax implications resulting from debt forgiveness. Borrower(s) should consult with a tax advisor.
Has anyone managed to get a release letter from Seterus that waved the deficiency?

I desperately need a supervisor/management/upper level escalation contact after a disastrous and borderline illegal call from the negotiator today. Any help?
Does anyone have a manager level contact? Seterus keeps declining the short sale due to the hardship not being valid in their opinion (it is in reality), but since it keeps going back to the same negotiator, we can't get anywhere. When I asked to speak with his manager he hung up on me and has not returned a call or email since. Extremely frustrating!
