If the investor is Fannie or Freddie you may be able to have the borrower make a one time postponement direct to Fannie or Freddie. I have been successful both times in order to allow the short sale to close successfully both times. I have not attempted this with the servicer, although I have heard of another agent's seller do it with a positive outcome.

Help Please!! Anybody have any higher level contacts at Seterus to get the foreclosure sale date postponed? According to them there is nothing we can do unless the buyer accepts $40,000 more from what they offered, otherwise they will foreclose tomorrow, March 6 but I thought I should keep trying.  The offer we have is very good but they are not willing to stop the foreclosure to consider it.  Any help or suggestions are greatly appreciated!

I think they use the term "the inestor wants". I have heard of them wanting more than the bpo due to the loss amount but it's never happened to me in 100+ transactions. In the end the loss amount shouldn't impact the value of the poperty. All I see the loss amount affecting is their delegation. Sounds like bs to me...I would escalate with numbers to someone who can make a decision.

I have a short sale with them where their BPO supports our offer, but, the investor wants 30k more than the BPO came in at. I knew something fishy was going on when the last 3 BPO's all came in the "same." Well, they weren't ... the investor is jacking us around. My contact says to submit comps and I said why should I because your own BPO validates the offer for me... I think someone (legally) should take a look at this company. Their ethics are questionable...

Anybody have any higher level contacts at Seterus to escalate a BPO dispute too. I've tried submitting comparable sales to the negotiator assigned to the file and gotten no where. The BPO is over the current market value by $40,000 on a $160,000 home. Any help or suggestions are greatly appreciated!

Happy New Year All!

Sale date for Seterus for tomorrow Jan 13, 2012. Working with Barb Korb and told me that she cannot request for postponement bec I have no short sale approval. But how can I get a short sale approval or review if Seterus has been waiting for Fannie Mae Investor to get back to them to get net proceeds? She said she put a rush. I have no one to escalate, do you?
