I received an email August 19  from my negotiator that my short sale has been approved and to wait for 3 business days for it to be generated.and up to now I have not received my short sale approval. I have emailed, called multiple times and nothing has happened. I spoke with the team lead to escalate and still. Who can I escalate? Any input will be very much appreciated. I have to submit approval for 2nd lienholder Wells Fargo who will not process our short sale without 1st approval. Thanks.

As insane as it sounds,  the banks are making money NOT closing!  For 'short sale agents' this is tough as we are working and earning zero money!   Patience and persistence, but setting clear expectations from 'any bank' is important.

I get info to bank within 5 to 7 days of their requesting it.

I update the bank every Friday, if the buyer is still engaged and property is secure.

I include any changes in occupancy of property.

I send them a check list of documents sent, the dates of those documents and when the next documents will be sent (bank statements and paystubs)

I remind them that it is their choice how to proceed, I just gather information and send to them.  (Our job is to get listings, market homes, get quality buyers, and handle the escrow/inspection/disclosures stuff, It is TOTALLY the banks job to issue a demand letter {short sale approval} that allow me to close escrow.)

After the initial package is sent, I have about 15 minutes a week invested in the process.   Seems to work.  Great thing is it allows me to work on MANY more files!  Good luck and much success!

I have an identical situation - Seterus is the servicer of a FannieMae loan.  Not much the folks at Seterus are going to be able to help with - yur battle is with FannieMae.  Take a peek in the FannieMae group - Fannie and her inflated values are wreaking havoc across the nation.

Value came in a lot higher than my comps and cash offer. I prepared a fannie mae value dispute form to be submitted. Does anyone have an escalation number for Seterus?

Does anyone have the Fannie Mae value dispute contact? I have a Seterus file, the offer is right in line with the BPO however, they seem to be going off the current MLS list price vs the BPO. The negotiator went as far as to say he didnt even know what the BPO was. What a jack ass the negotiator was too.

HELP!!!! Does anyone have a contact in the Executive Offices??? NCMLS was servicing our short sale and dropped the ball.  Seterus foreclosed when we had met the criteris for the Trustee Sale delay but the servicing agent was ill and didnt get the information over to them...I have been successful in having a foreclosure action rescinded by misconduct of the servicng agent.  Any information would be most helpful! Thank you in advance!

Hi Joseph,

I have two with Seterus.  Both of them have come back with net minimum proceeds that equal fair market value.  One offer I was able to get higher.  The other one, I had to file a value dispute.  Is this a Fannie Mae loan?  You may need to do a value dispute with Fannie Mae directly, if they are the investor.
