Initiate the short short sale through equator and work it until they either say "what the hell are you doing", or "sorry cannot do it."

In other words, work the short sale like they are behind on their payment.

Also, be very cautious doing shorts sales that are "strategic defaults." They can get tricky and makes things difficult (i.e. big prom notes.)

question please: does anyone know if this bank will start a short sale without the seller missing any payments?

I hate this bank.  I have a short sale file that is, no kidding, going on over a year.  We have a first and a second, condo arrears and IRS and NYS tax liens. The tax liens popped up in May when we were at closing.  We adjourned and we negotiated lien releases with both the IRS and NYS.  Chase was the first and Citi the second.  All of a sudden after hunting Chase down again, Chase sold the loan to IBM.  Meanwhile we got Citi back on board.  Dealing with IBM we send an authorization, request a short sale payoff and they tell us no problem, we have the file from Chase.  Ok we wait a month for them to finally issue a payoff and what happens - they send us a payoff for the full loan amount and not a short sale approval!!! I am about to explode!  We resend them docs and are trying to get a short sale approval.  This is a nightmare!

Just got a tip from my negotiator - call in and when you get a live person, ask for group 7 - that is the short sale department. hope that helps!!! :)

Michael Hayley - I am adding your financial worksheet to the basic group info. I am using this NOW for my first SS with LBPS. Thank you all for being valuable team members on the site!

Just an FYI-If you find out the name of your negotiator and email them using the info provided here, they will not be happy! I did it and it totally backfired on me. Not only did I start off on the wrong foot with her, I also got her in trouble. Once you have emailed them without permission, they permanently block your email address from the system.

received an approval letter 3 weeks ago with incorrect sales price and numbers after having a verbal conversation with the negotiator AND getting an e-mail confirmation that she had received addendum regarding the new price and HUD prior to submission to the investor. I tried for 3 weeks to get her to contact me and for 1 week I have carried my cell and that file EVERYWHERE. finaly got her tonight and she doesn't know what i'm talking about regarding the updated HUD and sales price even though I could point directly at her e-mail response! Then she said that she doesn't keep e-mails and has no record of our conversation.....but I do. How do i get to her supervisor???? I'm in Portland.....and so are they.....thinking of going to the office since the phones are worthless. I've been doing short sales for 4 years and this company is a cluster!! Any ideas apart from making a visit to their office??

I finally made contact w/ LBPS, thanks to Jane LeGore's advice! I had spend over 1 hour on hold today alone, but after using her "*" trick I was immediately transferred to an agent.
