Does anyone have a guarantee or a sure fire way to be paid the negotiation fees on the HUD? It seems I am always being knocked out as a 3rd party negotiator. Is there any verbiage that is used by others that gets them paid off of the HUD? Thanks so much.........Barb

Are you the agent working the short sale or working the short sale for the agent? I have seen a trend of the banks not paying these fees and have now seen agents asking the buyer to pay a "clear title fee" of 1.5% in our area. If you are the agent, then you get paid when it closes, if you are a negotiator for an agent, you should have an agreement with the agent to pay you just in case the bank says no.
In most cases lenders will decline to pay for 3rd party negotiation fees. But in the revised version of the EQUATOR there is a section for "3rd Party Negotiation Fee." Beware that some short sale lenders are attempting to charge a 1% fee to the buyers. When you see that fee in the approval letter just decline that fee to prevent it from being a "normal" fee that the lenders can charge.
I agree with Ben, most lenders will NOT pay the 3rd party fee simply because there is little reason or need for them to pay it.
