Guild Mortgage Hardship Package

  • Loan number
  • Property address
  • An explanation detailing the circumstances of the financial hardship
  • Documentation to support the hardship (i.e. divorce decree, doctor’s note, termination letter, proof of reduction in income, etc.)
  • Recent income documents (to include but not limited to Pay stubs, Social Security Benefit statements, Disability, Unemployment, Retirement, Public Assistance.)
  • Bank statements and Tax Returns for the Past 2 Years

Arlene, I had similar situation. Guild negotiator and her supervisor continue to insist that the borrower do a modification, despite the fact that she had been rejected for one a year earlier. FMV offer that was acknowledged by the lender. They foreclosed anyway, knowing that Guild's ROI was 9 percent less than if they approved the short sale.

This is the only lender I've encountered who refused to logically consider "the numbers."

Does anyone want to post their experience with Guild Mortgage, positive or negative? 

Anyone have luck getting short sale approval with Guild Mortgage for a homeowner that is high-income earner, leaving the area for personal issues that are not job-related?  Seller is behind in payments, short sale package was submitted but Guild Mortgage will only agree to consider a loan modification, not a short sale.

The property is located in California and was the seller's principal residence and this was a purchase money mortgage.  If the seller walks away, it is my understanding that the most the bank will get is the home, they will not be able to go after the borrower.

There is an offer on the home at FMV, but Guild Mortgage refuses to consider it.

Can anyone offer any suggestions?

Check with jigsaw.com to find an executive and send them an escalation email.  Moving out of state and unemployment are both verifiable hardships and reasons for short sales.

Short sale was denied by Guild because the owners had to move out of state for employment reasons.    Anyone have any experience appealing this type of decision or any connections that might be able to help.
