I've got a situation where it appears we will have to do a short sale. 1st is with PNC and 2nd is with ditech. The ditech 2nd would have to take the discount. Would there still be any incentive available to the sellers?

This is the 2nd time the seller's agent gave a ss approval letter with a 7-day approval to close. Need at least 2 weeks to close. Bank has list of work that needs to be done and title company wont pull title w/o ss approval letter with extended date. Question is should the buyer go ahead with the repairs without an updated letter? I told her know but she is anxious as she has to be out of the house by the end of the month. We're set to close on the 26th or 28th. Any suggestions regarding what to do with the buyer are appreciated. Broker said move forward with getting addendum. Wuld it be ok to call Ditech on behalf of the buyer? Didnt want to overstep seller's agent.
The present buyer is backing out due to too high counter offer. The house was listed at $181k and is now at $134,500 after 5 months on the market and no offers. Needs extensive work due to deferred maintenance and exterior damage caused by a dog. Pictures, CMA, and written estimate for repairs were provided. Another agent showed house today and have a new offer for $135,000. Is there any way to get around this? The house will not sell at $160k, which is what FNMA/Ditech wants.
Short sale after the association foreclosed on the property.tag:shortsalesuperstars.com,2015-06-04:3468065:Topic:3651362015-06-04T21:31:40.969ZRuss Trinidadhttp://shortsalesuperstars.com/profile/RussTrinidad

Green Tree indicated that they are willing to continue on the short sale Does anyone know if I can still do a short sale on this property? Thanks for your help!

Hello, everyone. I have a short sale listed for sale - we have not yet gotten an offer on it. The first is with Wells Fargo and is an FHA loan. The second is with Green Tree (formerly with HSBC), Wells Fargo has told us that we need to have the approval of the second (Green Tree) before they can issue the ATP. My question is: can we get an approval from Green Tree without having an approval from the first (Wells Fargo) or even have a ratified offer? Please let me know. Thanks.
