Here's what I have - 1 loan, non owner occupied, serviced by Wells Fargo.
Freddie Mac is the investor. They requested $7k or a $15k note AND the MI company wants $5k or a $10k note.
I've never run into 2 entities wanting $ on 1 loan ANY SUGGESTIONS WOULD BE HELPFUL. The owner already has an unsecured note on the property from when he refi'd to get out of an ARM so he's not willing to carry anything else on a property he can't keep and is cash poor.

Thanks Jim.  I thought I was losing my mind.  I would do the same thing and push the servicer back and ask WHERE does it say that.  I agree it probably was some knee-jerk reaction

Smitty, I was looking through the same sections and I couldn't find anything. It's pretty thick, but I'd toss it back at the servicer and say, "where is that in Freddie Mac's sercicing guidelines?" My wild guess is that someone had a knee-jerk reaction that they could transfer the corporation to transfer the property without a sale, but Freddie requires an arm's length affidavit which should cover that. BTW, does anyone have a copy of the Freddie arms length affidavit?

Jim, thanks for starting this group.  There is excellent stuff here.  I was on the other thread where the agent was having trouble getting an approved FM short sale because the buyer was incorporated.  I just poured through their guidelines and saw NOTHING to that effect anywhere.   Have you ever heard of that?

I just received an approval letter with full deficiency waiver (Freddie is the Investor). As an FYI, it's a primary residence with no 2nd mortgage or HELOC.

Does anyone have any episodes they can share regarding Freddie Mac actually forgiving a deficiency? I have a ss with just one mortgage that Wells services and HAFA has been declined to my client.
