I'm having a problem with Everhome. I have a FHA short sale. We sent in the HUD application to participate in the Preforeclosure Program. The reps claims they do not do FHA short sale this way. They do not participate in the program. I have never had a lender who does not participate in the Preforeclose program on FHA. Am I missing something? Does Everhome have their own program?

Obviously news travels fast on Short Sale Superstars! I just got a call from a Sr VP at National Quick Sale regarding my below post. He went to great lengths to inform me that the reason for Everhome taking back their short sale files was because NQS gave them back. He said that Everhome was basically not performing up to their end of the bargain and that NQS simply gave up on trying to do business with them. Whether that is what happened or not I will give NQS credit for at least trying to explain the situation and make it right.

All in all this is good news. Scott's situation obviously sucks but at least for the future we won't have to deal with NQS. What a rat hole.

After contacting NQS yesterday, I was informed that Everhome will "now be completing the remaining review and processing of your short sale" and to "please allow 7-10 days for your file to transition back over to Everhome". Problem is, we probably don't have 7-10 days as a sheriff's sale (which has already been postponed 3 times) is scheduled for 6/30/10. We contacted Everhome directly and they say that the file is still with NQS ("transitioning" apparently still in process). We'll continue contacting Everhome to push this along, but if anyone in this group has any suggestions or direct contacts, please post them.

Just had Everhome tell us they recalled all loans from NQS- be prepared for a bottle neck and confirm your foreclosures with the Trustee if its postponed. Seems Trustee's are so swamped they are foreclosing on everything possible.

Send it directly to Everhome and keep following up with them, the 2 short sales that I did with them were really very easy....

My experience with NQS is poor but I have more info since my last post. I called Everhome directly and they told me that while NQS had told me nothing was happening with my short sale request, in reality the short sale had been DECLINED two weeks earlier! I asked why and the CSR gave me the number to ther person who declined it. I called that number and of course that person no longer works for Everhome. Imagine that. So I talked to a different person in the same department. He nearly fell out of his chair when I told him the story of this file. He had never even heard of NQS!!! (After tallking to some other people he thinks NQS is only supposed to handle Fannie Mae loans mine turns out to be an FHA loan.) He had me fax the request straight to Everhome and I had a negotiator assigned in five days. I still don't know if they will stop the foreclosure and approve the deal but at least I've gotten more done in five days with Everhome directly than I got done in over eight weeks with NQS.

I am taking an Everhome listing this weekend, I called them, and of course, it has to go through NQS. At least.....if you call Everhome and have them transfer you to NSQ, they will give you a link to sign up with NSQ at no charge....but they still charge a 1% fee (from commission) at closing. They said the buyer can not pay it.

Janna, Everhome & NQS suck. I've had an offer in to Everhome for six weeks. They are sitting on the file doing nothing. They acknowledge that they have it but have not assigned a negotiator and have done nothing with it. Meanwhile the house is supposed to be foreclosed in the next three weeks and Everhome is saying they won't stop the sale. NQS is nothing more than a middle-man stealing your $$$$. They can't do ANYTHING. They sat on my short sale submission for two weeks before submitting it to Everhome. MY ADVICE IS TO RUN LIKE HELL FROM EVERHOME AND NQS SHORT SALES!
