Janna, Everhome & NQS suck. I've had an offer in to Everhome for six weeks. They are sitting on the file doing nothing. They acknowledge that they have it but have not assigned a negotiator and have done nothing with it. Meanwhile the house is supposed to be foreclosed in the next three weeks and Everhome is saying they won't stop the sale. NQS is nothing more than a middle-man stealing your $$$$. They can't do ANYTHING. They sat on my short sale submission for two weeks before submitting it to Everhome. MY ADVICE IS TO RUN LIKE HELL FROM EVERHOME AND NQS SHORT SALES!

Just in the beginning stages of taking a short sale listing with EverHome and no 2nd. Don't like the sounds of NQS

I closed to Everhome short sales last year but did not go through NQS, one was a VA short sale and the other was a USDA Rural Housing short sale.

One other thing I'd try is to get the collector on your side. Usually they only get paid if they get recovery. If that's the case, let them know that you're trying to get them paid and see if that won't get them to help you get the right answer from Citi.

The real question is who "owns" the 2nd lien. Did the collector actually buy the loan or did Citi just hire them to collect the debt? Ultimately whoever actually owns the loan has to provide the release. Unfortunately you may be caught in a no-win situation though.

I have a short sale where Everhome is the 1st and Citi is the 2nd (and yes, NQS is involved on the 1st). Citi "charged off" their loan and it's in the hands of a debt collector now. We are pretty far along on this short sale, but Everhome is saying that they will not continue to process the package further unless they have lien release from Citi. The debt collector from Citi is saying that she cannot provide a lien release without an approval of the short sale from Everhome. The debt collector advised us to contact Citi directly, but as far as Citi is concerned it's out of their hands and we need to deal with the debt collector. Any suggestions?

I'll give NQS some credit here. One of their managers called me out of the blue the other day to apologize for the way I was told about the fees and to try to smooth things over. He was actually very nice about the whole thing, but it doesn't change the fact that I don't want or need his company's help. I called EverHome to try to find a way around NQS and hit a brick wall. So.... I guess I'm stuck. I did get NQS to waive the $99 "setup" fee. Something is better than nothing I guess.

Initiating my first deal with Everhome. Sent in the Letter of Authorization to 1-.904-281-6380. They mailed my homeowner a letter confirming authorization. The phone number to homeowner solutions group is 1-800-669-7724. I have encountered NQS on a prior deal-but mortgage company pulled file from NQS, so no real input yet about NQS-I was not thrilled with giving up commission for duplicate work on that deal-it did not make sense. I'm not far enough along with Everhome yet in regards to NQS.

I have two short sale listings where the mortgage company is Everhome Mortgage. They are requiring that I go through National Quick Sale for the actual short sale processing. The problem is that National Quick Sale wants up front money, one percent of the sale price plus another $250 processing fee for the "right" to do business with them even though I don't want to do business with them. They say the seller cannot pay the fees and that they must be listed on the HUD as coming out of my commission. Can they really do this???? Am I just naive??? I view this as complete extortion. Home values here are much lower than national averages and on one deal I would end up making only $320 and the other only $1000. Hardly anywhere near enough to justify the work. Thoughts or advice from the gallery??
