Jeff -- nice work....
we just got a loan mod. done with ASC last Friday, payments went from $3200/month to $1800/ month for the next 5 years. Int. rate will cap out in 3 years at 4.75%, FIXED FOR 30 YEARS!!!!

Homeowners want to invite my wife and I over for a party b/c of it......LOVE LOVE LOVE making those phone calls to owners....it is like telling them they won the lottery, for this couple, it is like a $1400/month IN YOUR POCKET raise.....good stuff.

Just closed an EMC short sale....
Amount owed: $260,000
Contract amount $115,000
$1000 toward buyers closing costs
$1100 for past HOA dues
6% commission
days under contract $85,000
Seller was an investor, had to sign prom note for $14,500, $100 per month as per MGIC
First offer was $123,000, appraised for $115,000, renegotiated with EMC to $115,000

Is anyone awake at EMC???? I have sent and received 4 confirmations of faxes I sent to 877-601-2677 Set Up Department for Short Sales and they claim they have nothing on the file nor have they received any faxes (sent 4/13 - Authorization - 5/28 Short Sale package complete - 6/4 short sale package again, 6/4 authorization again) Any body know a Supervisor who can follow up. Can't get started with this short sale if they do not acknowledge they received the package. Thanks

Have a file I am trying to escalate with EMC. The first has approved 10% to them but their colection company, LCS, wont accept it and asking for 30% payoff. Does anyone have management email addresses or faxes to escalate to? Thanks

I have been trying to get through to EMC since I listed the property. I have had my assistant wait as long as 6 hours without an answer. She calls everyday and has yet to get someone to answer. Does anyone have an alternative phone number that might work? I've never seen anything this bad. Management contact info would be very helpful!

Opening first file with EMC, they are in first position. 2nd is with a local credit union. This may be a long one . . . .
