He owes way more than the home could ever be worth up-side-down about $100k. He is being threatened and harassed by neighborhood kids weekly and has his property stolen as well. Since he is not behind in payments and is not in a financial hardship City has denied the short sale twice stating there is no eminent default. The agent has repackaged and resubmitted already and got the same answer. Any help would be appreciated.

I have done numerous short sales where the seller was not behind in payments and there was not a financial hardship like loss of job or death of borrower. I do not understand why they would deny him this short sale for these reasons.

Can she return the check and SS the property in its current damaged state?

Can she force Citi to just take the property back if they do not approve a SS?

Will they approve a SS with her being current on her mortgage?

Can the issues with this property actually be her "Hardship?"

There are Police Reports on file and Lender is aware. it is also being prosecuted. Atlanta is notorious for homes being vandalized as construction is being done on them.

I would appreciate any expertise in this area.

Thanks so much,

The offer has been with them for now 2 months. I know that they get $8500.00 according to the Hud1. How much longer until we get a approval. Our Ocwen approval expires May 26. That took almost 5 months to get. Now I'm nervous and don't know what is taking so long. They ordered a appraisal a few weeks ago and asked for my proof of funds and approval letter from bank. But nothing since then. Does anyone have any experience with Citi? I just don't know how long to wait. If 1st approval expires then we have to start all over.
Hi

I am working on a short-sale. It is an FHA mortgage by Citi.

FHA had guideline changes in October, 2013.

Is anyone familiar with new fha guidelines and their impact on above mentioned situations?

This is a bankrupt account that has been charged off by CitiMortgage, we have an "Order on Motion to Avoid Junior Lien on Principal Residence" signed by the bankruptcy judge and is unopposed by Citi. We were told by the Citi Recovery Department that with this notice the borrower would not owe CitiMortgage any additional monies. In turn, we asked for a satisfied lien release. We were then transferred back to the Citi Bankruptcy Department and we were told today that citi can not help us unless the borrowers situation changes. The dept sd Citi does not have a program available to the borrower when its a charged off acct and active bk acct.
