I got stuck with a negotiator on the 2nd loan that I can never reach. I left 3 voice mails (3 days in a row) just saying I need to speak to him about the file because we had a counter offer from the 1st loan.

 

He never called me back so I left a msg with his supervisor. 10 minutes after I called the supervisor, he called me, was VERY rude and then this morning I get this e-mail from him.  This was all it said.

 

 

"We just talked yesterday and now you are complaining to my supervisor?"

 

What an a-hole he is. But, I guess I need his help so I'll let it be.

I assum your goals is to get the deal done ?? Swallow your pride, appologize to him and "Let consentrate on the deal, what can I do to make this the easiast deal for you ??" If the guy still give you a hard time call the Chase corporate resolution group at 866-605-9253 and they will open a case for you to help the communication between you and the negotiator and if that fails they fill get you a new one.

Seems to me you need to call the supervisor and forward his email to his supervisor. Don't put up with it you won't get a good reply on your file at this rough start.
Andrew, I agree with Gunnar. He just got his backside chewed by his supervisor and now you need to make nice. At least he is talking to you now. If he continues to be rude, then document everything and escalate again. You have to have a tough skin in this business and keep your eye on those approval letters.
I didn't say anything back as I agree that my only goal is to sell the house. I will be as nice as possible, then if/when the deal closes, I can slam his ass.

One more important point, if you are going to be in this business a long time, always send a note the the negotiators manager with a compliment after the the deal is done! You will be supprised how often the word goes around the department that " you are a good guy/lady to work with"

We have been doing short sale full time for realtors now for the past three years, being nice realy works !!!!!!!!!

Good point. It's just get frustrating.
I would IMMEDIATELY ask that a new negotiator be assigned to your file.....otherwise, you will find you have a VERY long road ahead of you.....lots of:

I need updated this.....I need updated that.....

ALWAYS ALWAYS ALWAYS play nice with negotiators (unless of course they have their heads TOTALLY buried in their ________, then, off with the gloves!!!!

Remember - no matter what, you MUST make it as easy as possible for them tog et you an approval....
If you are running out of time, I agree with Ben to ask for a new negotiator. This one could sabotage you and cost you the deal. I am all about giving people a second chance if there is time, but is there?
I had a first with OCWEN who apparently outsource their negotiation department to India (?). Besides struggling with getting the negotiator to return my calls, I could barely understand her. It was a real obsticle. How would you go about getting a new negotiator assigned? I tried everything but I couldn't get around her! I even went back and spoke to the processor and he couldn't help. I have been luckier since then with other Banks but if I have this problem again, I'd love to know how to dump a negotiator.
Pay close attention to Ben's words! You are heading down a dead end road with this negotiator. Call immediately and ask to have a new negotiator assigned. Do not be afraid to escalate to a manager if you are getting no where with a negotiator. One thing though.... if you are rude to the negotiator, don't be surprised if they are rude back. Just saying :)

I was very nice to both him and the supervisor in all of my voice mails and e-mails. I've done enough short sales t know they are the make or break people, so I'm always professional. I'll give it one more chance then ask for a new person to be assigned t the file. When I explained that the seller has no money to contribute to the sale, this was his response
"Find another way for someone to contribute some cash." That was his answer.

I have certainly dealt with some real jerks at Chase for sure. Get a new negotiator for sure. I did not mean to say that you were rude :) I have sat in on calls with agents and have really heard some rude talk from the agents from the first word out of their mouth and they get nowhere. Chase is a different animal, they are the worst of the worst as far as I am concerned
