Hi Dave -

I think you are doing all the right things. You just have to keep after them and keep telling them they're getting a full payout. If there is any paperwork missing, be sure to get that in so the file is complete. Persistence usually works, but we did just lose one of these with a full payout to auction (can't remember the servicer). The seller was behind many months, and they had postponed 2-3 auctions already and I think they just refused to hold on to it any longer. We thought it was a bit bizarre that they wouldn't hold on for about a month to close and get paid back in full.

Dave, I wouldn't tell Chase they have to wait for the second to approve... (things should go realy fast with Wells second as you know, they are quick, especially if you tell them there is a sale date and send them proof of sale date. Also, I wouldn't emphasize to Wells that Chase is getting a full payoff...), so I would open escrow and request a full demand from Chase and then go straight to the top and to the investor at the same time for cancellation of trustee sale... Makes sense? Call me if you want to brainstorm :o)

As usual the letter to Jamie Dimon's office did the trick.  Sale date postponed.
