Cenlar Short Sale Information

Cenlar will not consider a short sale unless the home has been marketed for 90 days. If an offer / contract has been received in the first 90 days of the listing, the file will sit until day 90

Cenlar does participate in HAFA

Cenlar has their own short sale application, which they mail to the seller on day 90. When I receive it, I will upload

I am LA on a Cenlar short sale currently and Bayview is who I am dealing with.  They told me they only wait that 90 days on a Deed in Lieu.  I submitted an offer at about 60 days after the house was listed and the offer submittal process went smoothly and quickly until suddenly it bogged down in the system. I noted however that it was submitted to MI after the 90-day mark so there may be truth to that.

As the Listing Agent on a SS, does Cenlar require us to submit the SS package before we have an offer on the property?

Does anyone have any experience with swapping out contracts with Cenlar?  The contract is being reviewed now by the mortgage insurance company and next will go to the investor for review.  The buyer just walked but I have a new buyer at the same offer amount.  Debating with myself if I should let Cenlar know, or wait until they have a response.  Anyone have experience with them on this?

Hello All!  Do you know if Cenlar will consider Loan Modifications if the borrower is not late.  I know...I know....I had to ask.  LOL!

Thanks for your thoughts Brian. I've been successful with relocation short sales (with deficiency waived) so it was more a question of Cenlar's attitude. Even as a servicer they can help or balk at the process.

Since my post (not that long ago!) more complications have occurred which, fortunately or not, will help with the short sale scenario.

Thank you VERY much for your response. It's always frustrating to post and not get a reply! :-)

Client doesn't have a financial hardship but is recently divorced with 2 kids and needs to be closer to her job. Her current commute is 1 hour and 15 minutes each way! That was OK when she had spousal support but it's not manageable as a single mother. Any thoughts on how Cenlar would view this short sale request?

Wow...you know you're in for an up hill treck when the person you speak with says "We do not participate in HAFA & we will not accept the $6k that BofA is offering.   That's probably less than your commission and our investor would rather BofA foreclose!"    Yes...seems they would rather take zero than $6k...here we go!!

Suzanne -  A couple of questions regarding your experience with Cenlar.  How was it dealing with them from start to finish?  Are they timely in responding?  Also, did you find that the house has to be marketed for a minimum of 90 days before they will get involved??
