CMS is a servicer of mortgages. Their Home Retention Department handles short sales. The short sale department is in California.

Note: Every time you call they will tell you not to call back for a week or more. This is their standard customer service script.

They just closed their short sale department (7/09) in a second location and sent all of their files that were already in process, no matter how close they were to a decision, to their California location. The files have been assigned to new negotiators. Negotiators there are still wading through piles and piles of boxes as of then end of July.

Please Help Super Stars...

Can't get Carrington to take my call. Of course as expected I've already logged hours on hold, and lots of dead ends, but I am tenacious in my efforts. But time after time, after time, I get disconnected, transferred then disconnected, have loan number "not recognized" and disconnected.

Can any of you give me a new number, or extension number to cut through the wall of non customer service in the "Home Retention" dept?

Brett thanks! any idea where fha guidlines state that they should put it on hold? If not i'll just ask the HUD counselor.  It's good to hear i'm not the only one. :)

@neil Carrington can be a pain when it comes to sale dates as they don't know FHA guidelines. I  just had one postponed on a FHA file the other day.  Open up a case at HUD and get a HUD counselor involved if the sale date isn't on hold.

On an FHA loan, Carrington issued the approval to participate yesterday but claim it's their policy that they DO NOT POSTPONE auctions, even if the loan is FHA?  Has anyone ever overcome this issue with carrington before, or have a link to FHA's guidelines for lenders to cease foreclosure when the ATP is issued? I can't seem to find it

Carrington owns their own Real Estate Brokerages throughout the country "Carrington Real Estate Services - CRES"  When a property needs to be short sold or goes to foreclosure, listings are assigned within their own brokerages.  So what's their incentive to do a short sale with brokers / agents who are not Carrington?   Carrington is recruiting agents aggressively to join their brokerages.

Carrington does not participate in HAFA. They only allow 5% commission on deals over 100k. They may offer 3,000 through their own program though we have seen in the past. They typically allow 8% of the 2nds UPB. They do not like to postpone sale dates. If you need assistance please don't hesitate to reach out to me. anyone know what is typically offered a a seller incentive and how much Carrington will pay towards a 2nd?

I wish my situation was as easy as the rest of yours!  They have made me start all over twice because seller was slow to get P&L done and returned. I've submitted a totally complete package on 5/3 and can't get any information other than they received it... I don't want them to put it off until documents are out of date again.. any ideas?

Closed one today. Simple and easy. No financials from the seller. The negotiator was great to work with. Easy to contact her, even on the phone. The buyers agent had a couple of issues that needed addressed today and was able to get another HUD approval in minutes.
