I'm about to comment on something very dangerous. Could it be that BOA is turning a corner in Short Sale approvals? I am so excited to report that I just received a BOA written approval today, 62 days since offer faxed on a FNMA loan approved at $280,000 with a 3% seller contribution from initial offer at $272,000 with a 4% seller contribution. But it gets even more exciting as the approval letter states that the short sale will be reported to credit bureaus as account "Settled" with a further explanation of Account legally paid in full for less than full balance.

I called Seller and told her the good news and she cried tears of relief and it's her birthday today! She said this is the best birthday present that she could ever remember! It was a pretty good day!

Oh my gosh, let's not jinx ourselves! I am very excited about this. We got a call today from one of our negotiators at BOA who told me that he was missing some items from the package- we did send them all- but you know how that goes... anyways, he said I am stage one and on Friday I will move this to stage 2 since we have the bpo back and it looks good. I did not tell him that the buyer walked. But we had a back up offer. So when I started to tell him that there might be a new HUD coming along- he said to me, listen to this! If you have another buyer, that is OK. Just send me the new contract and HUD and I will replace them!!!! Could I believe my ears? He was also so nice too. He then said there was PMI, which we of course already knew, and that the PMI company was taken about 2 weeks turnaround times, he estimated a response in 3 weeks! This too has been about 60 days! Could it be??????
Oh my Gosh....this is exciting Katerina. I'm one to always have hope and you have further reinforced my ray of hope!

Has anyone ever had BOA to Unauthorize them. It happened to me. They said they do not know what happened. At first they told me the home owner asked for me to be unauthorized. Then the homeowner called BOA with me on the phone and they said they do not know what happened, and told me to resubmit my authorization. I had to get reauthorized to speak on an account that I had been speaking on for months.
The rep said that there was a note in the file specifically stating" Unauthorized, Bettie Meadows" . I am perplexed.
