Can anyone give me an idea on getting through to AHMSI on their bad appraisal?  I listed a property in March for 165,000 its a 2/1 on 5 acres, the house in is bad shape no central heat or air, needs all new siding, etc.   I onk got 2 offers.  I submitted the best one, they had a appraisal done and they said it was valued at 250,000.  Incidentily, I live next door and consider myself an expert in the neighborhood.  I fought with the negotiator on the value and finallyasked how I could get them understand that their appraisal  was too high.  The appraiser used comps 25 miles away.  He said we could get our own appraisal, so I did.  Ours first came in at 140,000 then I begged him to raise it if he could, he said the highest he could do was 160,000.  I submitted it to them and they said they sent it for review, they said based on our appraisal the value came back at 255,000.  How crazy is that? Anyway, long story short.... I have sent it for appeal,  then I got another offer of 180,000 sent it in hoping the new negotiator would be better, not the case.  I have done my own BPO, sent pictures of all the damage, recent comps called and called.  They give me the same answer offer is too low.  When they told me the first time they wanted 250,000 I put it back on the market for 215,000,  I have had no calls or showing in 2 1/2 months.  Now they filed NOD on 8-13-2010.  A few times the first negotiator told me they are making more money on the courthouse steps.  I asked them what happens if a buyer's appraisal comes in low, they said then they have to address it.  The problem is I cant get anyone to come in at that price.  The property is falling apart and is overgrown and a fire hazard.  I have begged them to get another appraisal from a local appraiser but they wont budge, they keep saying that they are doing BPO's regularly I think its only the desktop kind.  I cant get in touch with any manager or supervisor.  Anyone have any ideas?

Not sure if I'm a little late in answering your question.. your best ber for them to go with a lower offer is by submit 3 different estimate for repairs from 3 different license contractor to justify why your value is valid based on repairs needed to bring it to selling standards.
