I've successfully completed other types of short sales, but this is my first experience with a VA Compromise Sale. The servicer is Freedom Mortgage, and working with them has been challenging to say the least. Package was sent to them the first of August, and file is still with their underwriter. When calling the Loss Mitigation department, they read off notes made in the file and at various times have told me that they are waiting for appraisal to come back or that the appraisal came back on 9/6. I know the appraiser visited the home on 9/3 because he accessed the lockbox. After leaving several messages, I finally got a message back from our underwriter saying she is still waiting for the VA appraisal and NOV. I've asked for confirmation as to whether the other appraisal was non-VA (?) or if they really didn't get it back on the 6th but have not received a response. Earlier in the month I called VA directly and they were basically no help, telling me the file hadn't been with the servicer long enough for them to get involved. If anyone has advice on any other way I can approach this it would be much appreciated.
