I have two short sale sellers who are not responding.  I presented one with a great offer on his property-- and after an initial hello, he has not responded to my emails for over three weeks.  The other seller has a short sale under contract and in process, and has not responded to my emails and a buyer request for an extension in over two weeks.  I tried calling and his phone numbers have been disconnected.  I am considering terminating the listing for seller #1, and since seller #2 (was under contract, but now outside of contract approval and closing dates) has not responded, I have to cease all efforts on his account.  What say you?

I am struggling with this myself at the moment. Although I believe they are not committed at the moment to the short sale process, it is also a dilemna I have in which people who are difficult need our help also. I know I can only help those who want it or choose to take it. My clients are contacting legal council to determine if they want to proceed. At least they finally replied back to me after numerous days of no response. That's a start. We'll determine in the next 10 days if the listing will continue or cancelled. I won't spend my time and effort on a seller who won't allow me to do my job for them properly.

On the other hand.......I have another short sale that is going to close in the next two weeks where the sellers are on top of it, willing to accept that things aren't perfect and ready to move on with their lives in a positive way. I was able to save them from foreclosure, and their credit will most likely take a small hit versus the giant one it would have taken otherwise. So there is hope!
