I joined this company as a "HRC" with the intention of establishing myself with them in order to obtain some of their REO business.  The problem is that they have no REO business!  The "leads" are to contact homeowners on their behalf, most of whom have abandoned their homes long ago, with no forwarding address.  In order to "complete" an assignment, the HRC (realtor) must make 3 face to face attempts - 2 of which must be after 5pm or on weekends...........you can see how well that works!  The maximum payment IF the homeowner agrees to complete the assignement with you, is $55 - most of tiem time, you receive minimum payment of $20 - I have found that the assignments that Titanium receives from their clients are those that are all but impossible to complete.They are very proactive at soliciting their HRC's for short sale business for their short sale department.  But they are unable to provide the anticipated REO business.  Hope that helps!

As long as there are donkeys willing to chase carrots for little or no reward, companies like Titanium will continue to exploit them and continue to have their fields plowed for free. This is yet another repercussion of the oversaturation of the real estate industry during the boom years. Ask Titanium or any BPO company why they pay so little and continue to lower their pay while increasing their demands, and they will you - "because there are agents waiting in line who will do it."

These same agents will refer to themselves as "real estate professionals"!

I submit to you the following thought... If you're willing to chase these tasks for free, or for just enough $$ to put some gas in your vehicle, and you truly consider yourself a "real estate professional"....why not consider employment at the likes of a starbucks, walmart or home Depot... You will enjoy a significant increase in pay and a superior benefits package... You may then feel like a CEO or VP by comparison!

I signed up with Titanium a few years ago hoping it would bring in some listings - I got only one. Since then I have narrowed down the areas - zip codes - to work with. I'm getting 2 or 4 assignments/month, it's mainly to help the homeowners. They have cut down on compensation and are now asking DOB as part of the assignment completion which I don't like at all. Never received REO business,  had one short sale listing (as a result of the HRC  assignment) with a 25/75 split, less my split with the brokerage and made hardly any money. But it helped  the homeowner,  prevented foreclosure, and it felt good.

I've been an HRC with Titanium for about 1 yr.  I've had great success with completing assignments (warm transfers to doc pick up). There was a brief period where I was unable to make contact but for the most part, I've done well.  Last week I completed a warm transfer where the owner informed the bank that she felt her best option was to do a short sale.  I now have that home as a listing.  I stay in contact with the leads to insure they are approved for a loan modification.  I think it's worth doing as you never know which lead will bring you a listing. 
I signed up with Titanium 3 years ago. During my 1st year I was able to list several Short Sale properties, but since management changed over a year ago, it went downhill from there and Titanium reduced their compensation to less than almost nothing.  They started processing Short Sales and charges RE Agents 25% of Selling Price. removed all my zip codes over a year ago.
I also am (was) a Titanium HRC. For two years I worked the leads. Decreased compensation and all but impossible assignements of abandoned homes. Well I went in to the calendar and put myself on vacation for a year.

My wife and I are already planning what to do with the first $20 we make! I say, first, we replace the gas we use in our vehicle... After that... Sky's the limit!
Well your wit wasn't wasted on me Paul...
The only good thing is that they at least pay on time when you do have an assignment. They have become rare this summer and i am glad i didn't pay to get approve to do REO I don't think they have any business on that side. It goes against my better judgement to pay someone to work.
