When all else fails and you feel that the process on your file has slowed/stopped and servicer is no longer responding in a timely matter contact your local senator's office.  They will have you complete a Privacy Act Consent form and will reach out to the servicer directly.  You'll be amazed at the quick response and updates you'll start to receive from the lender.  The issuance of approval will follow soon after.

This is so clever!  What did you tell them, though?  Hey, I'm trying to get this short sale moving. Can you call and persuade them to make it happen?

This is the actual correspondence I send:

My office is negotiating a short sale that's been in process now for a while and we've finally made some head way (rcvd BPO and counter), but it now seems the bank has become non-responsive.  Are you able to help assist with getting this moving along or is there someone who I can reach out to for additional help?  Please let me know.  Thank you. 

Response I get back:

Thank you for your email. In order for us to be able to attempt to assist, we would need to have the seller complete the attached Privacy Act Consent Form. Once we have this form, we can work to facilitate communication and work toward trying to resolve this matter. Please let me know if you have any questions. U.S. Senator Dean Heller (NV)

Wow, that's incredible.  I guess I still can't believe that a senator's office would get involved in a residential short sale.  Do you know what exactly they did, other than just saying "Hey, this is Senator Dean Heller. Can you please speed up Jane Doe's short sale?"  And if so, why would they do that?  I'm seriously considering reaching out to Senator Tammy Duckworth, but it seems like such a random request. 

So they basically send in the authorization to be able to speak on behalf of seller to help figure out what the delay or problem is in the process.  In my opinion the lender/servicer probably can't believe they're calling them either so they start treating the file with some priority and importance.  I've only done this on files where we were so close and then for some reason or another the servicer drops the ball.  Once the Senator's office is involved the bank corresponds with them and they correspond with me as to any requests or items that might be needed to get it approved and completed.  It wouldn't hurt to reach out to your local office and see what they say or recommend.
