Tenant relative purchasing property

Someone approached me about short selling their home. Their tenant pays the mortgage directly, and his daughter is interested in purchasing the property. Is this an arms length issue?

"Their tennant pays the mortgage directly"? If the rent covers the mortgage, I don't see the hardship.

Arms length, let the lender decide.
