My husband and I are trying to navigate our way through SS Process. We've a VHDA Loan and Suntrust's the servicer. We submitted our complete SS Pkg almost 3 months ago and it was assigned to a negotiatior on 10/16/09. For the past year, we've been struggling to pay our mortgage and we've totally exhausted our checking, savings, kid's college funds etc...We've been borrowing from family, friends and we've gotten an advance from our jobs but we keep getting further behind. I've got a serious heart condition and am going to have to quit my full time job. Negotiator states that we've never missed a payment or been late yet, so why should they be wasting their time looking at a SS Pkg for us? She considers us low priority and is not going to take any action on this any time soon, so our buyer might walk. Please help us with advice on what we should do? Also, if we do get approved, we're hoping not to get a note against us. Does Suntrust ever not attach a note against the homeowners? We owe about $239,000 and we have a contract for $150,000.

Hi Rhonda. Happy you found our site. Strangely enough I'm actually on hold with Sun Trust as I read your post!! Do you have an agent assisting you? Sun Trust is very very slow.

I just read your post to the lady from Sun Trust. her response was that you do NOT have to had missed payments to do a short sale with Sun Trust. Each file is looked at and a decision is made based on that borrower's financial situation.

However Sun Trust is backed up for months. Files are worked in the order they are received. For example the file I just called on was submitted on July 27th. They still have not even looked at it except for to acknowledge they have received it.

The fact that you have a negotiator is very good. I would give them another week or so and then call back and see if you can get the file escalated. This means you want to get in contact with a supervisor.

Short sales take time. A lot of it. Handgin there and keep working it. Sun Trust does NOT want your property. If you are indeed borrowing money to make payments you may wish to rethink that strategy. Seek competent legal advice to see what options you have.

I just love this site! For a homeowner facing SS process, it's a comforting to have experts all in one place. Yes, I have an agent but she's only done 1 SS before and we're trying to figure the process out together. She wonderful and is willing to accept advice from any experts. Our negotiator is Stacy Byrd at Suntrust. She had a real attitude about us not missing or being late on payments. I think I'll try speaking with her Supervisor and see if we can get the ball rolling as I think Stacy took our package and moved it to the bottom, since she didn't think it was a priority. I'll keep you posted. Thanks for the advice.

Hi Rhonda, Bryant is correct about SunTrust, I have a SunTrust short sale as well and they are very slow, dealing with them since beginning of August and they just recently completed BPOs. Stay on the ball with them and yes, have your agent join this group - I'm sure it will benefit her, since it already has benefited you.
