I have a client's property that was transferred from Ocwen to shellpoint mortgage servicing for a first lien , no other liens . Loan is NOT a Fannie or Freddie loan.
additionally the property is titled in wife name, and is not the borrower. I have authorization from borrower. Property is in disrepair .
anyone have experience with them?
any chance I can have an investor buy the note at a discount?
the title owner needs significant relocation assistance , they are only offering 10k.

Won't be able to get the bank to give more then10,000 or show any additional funds through escrow to borrower/owner. Will likely be tough to get Shellpoint to sell a one off note, but you can always ask..
Hopefully an investor can pick up this distressed property at a discount and make the deal work.
