I have had a 100% success rate with my short sales until the end of 2012. I have lost complete confidence in bank of america and the servicer s that they are using which include LRC & AMS. I initiated a HAFA short sale in August 2012.  They did four appraisals on the property in 1 month increments starting in August. I coordinated and confirmed each and everyone. They indicated that the valuation was not completed because they could not reach the agent "me". (Please refer to previous sentence) Layne Kugler with AMS contacted me in October and indicated that BOA closed out the file because it exceeded timelines for the valuation process.  Layne apologized emphatically but told me that I had to reinitiate through BOA directly. This time when I initiated it BOA indicated that it (the file) no longer qualified for HAFA and it was being processed as a standard short sale. I think I aged 10 years and messaged twitter help for the escalation department and spoke with a "manager"  (Buddy Delaporta) was his name. Buddy indicated that he would work with me through the end and indicated that the file would be changed back to HAFA but they had to close it out and once again I had to reinitiate with updated documents. My new negotiator was "Carla Westbrooke". Long story short after reinitiating and resubmitted updated documents, I finally received a counter through equator asking the buyer for about 10K more. The buyer countered I submitted it to the bank, I received a counter accepting the terms of the buyers counter and resubmitted agreeing to all terms. Keep in mind this is through Equator. Carla called me about 2 weeks later while I was in route to another clients house. She asked whether I submitted the counter. I was floored because it was submitted through equator almost two weeks ago. Task was completed! She said that she did not receive the counter because it did not come directly to her.  I said what??!!  She said "besides the offer was not ready to be countered because one of the documents that I sent to her was completely blank "buyer's acknowledgement and disclosure form.  This was my 2nd or third time uploading a completed document but she said I sent a blank form to her??  You don't get to this stage (counter offer) with blank documents. As matter of fact I verified through boa that all documents were received and completed after my phone call with her. I don't save or archive blank documents. Carla told me that because of the "so called" blank document that she now needed all documents updated and resubmitted by 3pm next business day or the file would be closed.  I had one other negotiator since then. He verified all documents had been received and correct. He saw the previous correspondence between myself and Carla and verified that they BOA had everything that they needed and could not figure out why the file hadn't closed. Please keep in mind that I lost 3 buyers throughout the whole ordeal. Sellers decided that they had enough. I want Carla Westbrook fired.
