I am a fan of Seth Godin books and his permission based marketing, it is always easier to be an advocate than a salesperson. WE are asking people who are in distress to list and sell their homes.

Here are a few ideas to help you get some ideas for marketing.

Here are the basic steps (attached below is market funnel you can download):

  1. Select your data (30/60/90 lates, NOD, Lis Pendens, Notice of Sale or Auction)
  2. Marketing Piece (door knocking, cold calling, mailers, door drops, ads, billboards, TV/Radio or MONSTER)
  3. Response Call Script & Conversion to face to face
  4. Follow up before visit (reminder of appointment)
  5. Face to face meeting, script and delivery package
  6. Follow Up (including direct: email, phone or text & web: social media & website)
  7. LISTING
  8. Repeat
