Holiday season is here, what's your observation in the listing market? More or less?

Okay, this is slightly a different question aside from what we would normally see here.  And, also realizing the economy has an adverse affect on the market.  My questions are, in your recent career:

  • Have you noticed an increase in listings during this period or less?
  • Do sellers shy away from listing their homes during the time periods of the 3 major holidays?
  • Are buyers somewhat hesitant to spend money at this time?

Are you seeing this trend in low and median price homes? Or does this include luxury homes as well?  Just curious.  Incidently, I talked to two homeowners who are in foreclosure right now in a neighborhood that I really like, a male and a female.  The male is so fustrated and is giving in as he's had it with PNC.  The female however, told me she's not going down without a fight against PHH.  She just hired a new short sale team.

Our market tends to slow down some in the last quarter of the year but my production tends to go up because I believe that alot of agents are in Holiday mode and are not working on their business much.   October was a good listing month for me, I took 17 listings and sales were normal, closing 11 sales in October (assuming  3 close today).

Our market sees three waves, the first wave is after christmas to spring break, second wave is spring break to Labor Day and third wave comes around October to just before Christmas.

Motivated sellers and motivated buyers do not seem to care about holidays here.

I've noticed recently that I'm seeing more median to higher priced homes being listed in the zip code that I like.  That should make for interesting home searching over the holidays if this trend continues.

Here in the Palm Springs, CA area, I see more approvals the last quarter, but less listings.  I do think the Holidays affect it.  Also that we are a Resort town and our season officially starts after Holidays..I think Sellers hang onto the hope of an over-priced sale and even more...use their vacation homes so put off listings!

It seems that you're in a unique market.  I would imagine that the holidays are a good time time to show homes as well, since some vacationers are probably looking to take advantage of the weather and resort atmosphere throughout the year.
