Has anyone dealt with Nationstar after a property is returned form auction.com

Hi,

I am a buyer with an accepted bid on a short sale property.  I think my offer is right at market. The property was on MLS twice.  I am the highest bidder, right at the first asking price from early 2013. Nationstar used my offer as a trigger to place the property on auction.com. The auction.com auction was over the weekend.  At the end of the auction, the property did not meet reserve.  Seller's broker told me the property went back to Nationstar.  My offer expires in two weeks.  I have an SSO addendum on the contract and understand I can't buy unless the bank approves.  

 

Any thought on how this moves forward?  Is there a chance that Nationstar will go to foreclosure, despite my validated offer? Assuming Nationstar acknowledges the house is at market price, can I expect Nationstar to give the seller the OK to sell me the house?   Additionally, there is a second mortgage on the house and it is held by Real Time Resolutions. Do Nationstar and RTR work together with the seller before coming back to me the buyer? Should I expect an additional period of RTR/seller negotiations with possible requests for cash from RTR?

Thanks for responses.  I've never heard HAFA mentioned.   Believe this is because this is a vacation home for the current owner.   BofA threatened foreclosure in January 2012 and short sale has been puttering along since then.   While we would love to close soon, we have plenty of time as this home is a vacation/investment property for us.   So I suppose I will sit tight for a few days.
