AS a gent who has completed over 30 short Sales in AZ and Now recently licensed in Florida.  I have heard it is such a Lawsuit happy state that most agents do not do short sales in Florida because it is not a matter of getting sued for practicing law just a matter of when a homeowner will sue for supposedly acting and negotiating in a short sale as a realtor in Florida?

 

In Arizona Realtors are allowed to complete a realestate contract acting in a legal capicity and that is the only time we can, Florida is different.

 

Any one care to give me a opinion?

You can negotiate short sales as a licensed agent in Florida. To be safe don't charge for doing so. Just charge a real estate commission. Handle the short sale negotiations to facilitate the sales transaction. Charge the real estate commission anyway you want. Before, at or after closing. Or any combination thereof. Just be sure to be compliant with all laws.

At least that's my understanding and how I handle my business.
