I am a buyer in the Hampton Roads, VA area. The house that I'm interested in hasn't been lived in since November, the buyers have accepted our offer (price that the bank set) and am awaiting bank approval. Since the buyers have accepted, we have gotten a good home inspection but an appraisal that in contingent upon the roof being repaired/replaced. The selling agent sent her own contractor out to estimate the damage and said that the roof can't be repaired, has to be replaced. Since then, the trail has gone cold. My agent has tried to contact the selling agent, my loan officers have tried to reach her to find out the status and no response. I'm supposed to close 8/26 (3rd date) and have heard nothing. Honestly my real estate agent isn't very familiar with Equator and because the selling agent's focus isn't on closing the sale or communicating, we are becoming very frustrated. As I've read from all of your posts, SS's can take awhile and be frustrating but is there a route that I or my real estate agent can take since it seems the selling agent isn't interested in closing this sale?

Your agent should be contacting the listing agent and if they are not responsive then they may want to reach out to the listing agents broker.

So what if neither the agent or broker respond? I guess a better question is: are we at the mercy of the selling agent or can we contact Chase and find out the status?

Unless you or your agent are authorized to speak on behalf of the borrowers loan you will need to rely on the homeowner or the listing agent to give you an update. Another option would be to reach out to the escrow/title/closing attorney and see if they have an update by chance on the transaction.

The loan isn't contingent on the roof being repaired but my appraiser will not sign off on his appraisal until the roof is repaired/replaced. I have no problem with Chase giving me a credit, even if only a partial. My issue is that the selling agent isn't motivated to sell and from Brett's answer, it sounds like we either wait it out or move to another listing. I'm just very surprised that Chase wouldn't have a number that real estate agents couldn't call and ask questions about where we are in the bank approval process.
