Is this course worth $500?  They claim to cut short sale time in half!

I have closed 25-30 short sales....but of those of you who have attended the clase - is it worth it? or is it just good advertising?

I honestly think it's a cool designation for your business card.  I know a lot of people who have it and they all say it hasn't really netted them any more business than what they've gotten on their own.  You are probably far more experienced than most people who have these trophy designations anyway.  lol

I too wonder if it is worth it.  My thought is that it would be great for someone who doesn't know or hasn't closed a short sale.   I have seen the course material and know some really good CDPE but it does not take the place of experience. You have closed enough to know how to get them done so you would probably snooze through it.

Good question, I am parked here to see other responses.

BTW, my short sale times are typically 60 to 70 days, can they cut that in half?  If so, I am in!!! :)

I have heard the CDRS - from America's Home Rescue is REALLY good. It's about $400 right now. An agent friend of mine recommended this one and she has done quite a few short sales - as well as myself - but she still said it was very good. 

 

Has anyone else heard much of this one?

 

I think any training is better than no training. CDPE is certainly one of the most popular ones and I have heard more good than bad about what they offer.

Claiming to cut the short sale time in half? I don't know about that. Do the lenders give priority to a CDPE's file?  I doubt it. Are they teaching agents how to be more organized thereby enabling then to submit more complete packages? Probably

Those of us with experience know that the key to a successful short sale has more to do with pre-qualifying the seller and the property than anything else. We only list short sales we know we can close.

I took the CDPE course right before I was licensed, and it helped me with my regular listings. Haven't had a short sale listing yet but being a member gives me the confidence to keep trying, and knowing I can access the forms and forums there is a good thing. I just recently found this site (shortsalesuperstars), which also looks interesting.

For short sale training, I felt the CDPE was absolutely the best value for the dollar.

CDPE presented the most thorough & comprehensive documentation, with the best explanations & guidelines, of the 3 courses. Their webinars were excellent, & really put the market, & how we got here, into perspective. As soon as I completed the CDPE webinars & manual, the effectiveness of my short sale listing presentations greatly improved.

The CDPE manual got me organized better than any training I have received from Keller Wiiliams. I watch agents that have been in the business longer than me flop around doing tasks out of order, & struggling with things that have become 2nd nature to me, because I started with a strong foundation.

I use a number of the CDPE forms on every one of my listings. Other agents often ask for copies of these forms, saying they never saw anything like it. A lot of people want something for free.

Maybe the more experienced veterans might find CDPE redundant...but I see dozens of threads & questions here @ Short Sale Superstars, on a weekly basis, that would never be posted if those authors had taken the time & effort to actually study up on the subject, before asking questions they should already know.

I came into RE in '09 after 2 decades as a General Contractor & Swimming Pool builder in So CA. I closed my multi million dollar business because all cash out 2nd mortgage financing disappeared, & may never come back for years to come. I was already a superstar in the closely related field of construction / home improvement sales ...but it still took me some time to get my bearings with all the ins & outs of RE sales.

As an experienced businessman who holds 5 State of CA licenses, I believe CDPE, along with GRI, were the 2 best investments I made, since entering the field.

I completed CDPE, SFR, Certified HAFA and PCS, yes I am an education junky.  CDPE was best only because it gave me a leg up on how to do short sales.  It cut the time in half for bumbling through.  Cut in time to get them approved.....no way. On another note with every other new client coming via the internet, they will often say I am looking for someone who has training.  Now we know that does not mean anything. BUT it has sure helped if it gave me that edge.  I am going to do the best job I can to begin with.  The training initials are icing on the cake. Plus we have this site to go too.  I recommend it daily to other agents and my broker personally recommended short sale superstars to all agents in our office as a go to site. (over 100 agents too!)
I have to say...I AM SO WITH YOU...I have been doing them for 3 years now...and most of the dips I meet having the certification still have no clue...I suggest SFR, its actually recognized designation...and the one I will probably do as well...but I am with you...EXPERIENCE really trumps a title....but everyone likes a title!!

I haven't seen the content for the CDPE designation, however the angle we take with our business is, that we encourage the Realtors we work with to learn as much as possible about short sales, whether it's this particular course or another one.  But it doesn't mean they have to do the work!  I have to tell you, after doing short sales FOR Realtors for almost 4 years, it certainly helps if they have some basic knowledge.  We've definitely encountered our share of DIPS on both sides.  The dips on the listing side are often more than happy to have us do the negotiation for them and their client.  The dips repping the buyers we usually have to simply ask them to be patient, quiet, and wait for their commission check. :)  I'm not trying to be "ugly", but geez - some of them really have NO CLUE.

 

Hat's off to Alex for making CDPE the "brand" that most Realtors know and building a profitable company around the education piece.  As for content, I don't know if there's enough there for Realtors to learn and really "get after it" in this business. 

Anything with the term EXPERT in the title makes people wary from what I've seen.  Everyone is a SHORT SALE EXPERT.  With Mars ftc rulings, I would NEVER claim to be an expert.  Most of the agents with the designation I've run into are clueless.  I had one tell me he was going to contact the lender directly if my buyer didn't accept his offer.  I LMAO...I literally said "Go ahead" - The property was under contract with another buyer and I told them they could ONLY be back up.  An EXPERT in distressed property would have known as a buyer's agent he had no way to contact that lender.
I too have all the desinations for Short Sales (CDPE, CDRS, CSP, SFR etc) plus spent $$$Thousands on Investor trainings.My business is primarily Short Sales as I am in S FL and that's our market right now. I believe there is something to be learned from any training....but the Short Sale market and processes are an everchanging target and you need to stay current..HAFA, HAMP, MARS, Equator. I am negotiating 38 sales right now ane Equator just changed a bunch of things last Wednesday.  Every course except the SFR were good info...but the best from a getting business and how to get the deal done point of view was the CDRS training....plus they have an ongoing Q&A to  help you along the way..
