Any luck with short sale mailing list? 30,60,90, 120 non pay pre-nods

Has anyone had any luck with a direct mail or door knock campaign using a short sale mailing list?

 

What is your conversion on the list?  What service are you using?

Lev, this is something I'm really curious about too.  I think those lists could be very well put to use.
i have never order a list but I will send mail outs to individuals with a trustee sale scheduled in the next 30 - 60 days.  What company would you purchase a list from?
I got an email about companies that sell that information. What company are you using? It says its an office that works with Trustee's but I called a Trustee and was really given no concrete information.
I know agents who are using ShortSale-Leads.com, synergyMS.net, and foreclosureradar.com with good success. They have better luck with the 90 -120 leads. Most of these homeowners are thinking Loan Mod, not Short Sale, and with the success of loan mods, they are getting a lot of short sale listings advertising for loan mods. One thing to be careful with is that you will get a lot of angry people that are upset because you have this "confidential" information about their payments and sometimes you might be talking to a spouse that doesn't know the mortgage has not been paid. The 30 - 60 late leads will typically have the more angry people, but all of these are worth doing, but expect some angry homeowners!

Thanks for the response.  I haven't tried any of the companies yet, so I will look into these resources.

I have had a great deal of success with door knocking off of Foreclosure Radar NOD lists here in CA.

Engaging prospective sellers face to face is my preferred strategy.

Yes, I get my share of irate homeowners in denial.

But I don't care, because I'm a trained professional offering help, & they're the ones in default, & ultimately @ risk.

If they don't want to face reality...too bad. They'll probably be gone within 4 months.

The folks who do list with me are very thankful, & almost always say they didn't know where to turn for help.

I'm closing 4 SS's this month; 3 directly from cold call NOD door knocking, & 1 off my website.

I work most door knocking and have absolutely awesome success rates. I have use foreclosurepropertydata.com. They provide a lot of additional information on the property.
Anyone holding short sale seminars for homeowners? If so, how are they working for you?

I would think that homeowners would be a bit embarrased to show up to a short sale seminar, but I've never tried it.  I would try a gotomeeting Webinar instead. 

 

 

Just about 100% of my business for the past 6 years has been Short Sales (by choice).  I actively farm those properties known to be heading towards default.  I buy very specific lists (lender, zip code, price point, etc.) from a local Title Company(in CA, Title cannot give this info for free).  I then send via USPS, a personal letter along with the specific information I have along with some additional useful information.  I get several calls each week and work those leads.

Don't know about the conversion rate, however, he uses them and he's a successful investor, business owner & mentor.  I'll be using them shortly.

 

Like Harry Clay, I've done door knocking, direct mail, newspaper ad (24/7) and have listed many properties with success this way.  I prefer the direct mail and newspaper  - however, door knocking works too and as Harry states, we have the expertise and are providing a service and few of us are willing to do the short sales.  It's great to see a relaxed Borrower after the short sale closes.  They are dealling with alot of stress (most of them, not all).
